Longmont’s got a little bit of everything — charming old bungalows, sprawling new developments, and Colorado’s unpredictable weather just waiting to mess with them all. At Semper Fi Restoration , we’ve been on rooftops all over town, and certain issues keep popping up over and over again. Whether you’re in Old Town or out near Harvest Junction, here are five roofing problems we run into the most — and exactly where we keep seeing them. 1. 🧓 Aging Shingles That Just Can’t Hang On (Old Town & Southmoor Park) Let’s be honest: if your roof hasn’t been touched in 20+ years, it’s probably holding on by a thread. What’s going wrong: Shingles curling like potato chips Granules gone — bald spots everywhere Nail pops and loose edges Flashing that’s… not flashing anything These homes — especially around 3rd Ave, Pratt Street, and the older corners of Southmoor — have style, no doubt. But roofing tech from the ‘90s (or earlier) isn’t cutting it in 2025. Bottom line: If your roof is nearing legal drinking age, it’s time to take a serious look. 2. đŸŒŠī¸ Hail-Battered Roofs (Clover Basin, Renaissance, & Hover Acres) Welcome to Hail Alley. Every spring, storms roll off the foothills and hammer west Longmont. We’re seeing the most hail damage in Clover Basin , Renaissance , and parts of Hover Acres . What it looks like: Soft dents in shingles (you can’t see ’em from the ground) Knocked-off granules — check your downspouts Dented vents, cracked ridge caps Leaks that show up months later Here’s the kicker: You might think your roof looks “fine.” It’s not. Hail doesn’t always leave visible destruction — but insurance timelines don’t care. Miss that window, and you’re paying out of pocket later.
